What Hosts Need to Know

By Brent Kleinheksel, Founder and CEO, Lodgix.com | Published October 23, 2026 | Updated October 23, 2026

Direct answer: As of October 23, 2026, Airbnb’s API documentation limits the latest check-in time to 4pm, so a 5pm check-in cannot be sent to Airbnb through a connected channel manager. Lodgix has not found a public Airbnb announcement describing this as a platform wide mandate. Confirm the rule for your own listings before you change guest messaging.

Key takeaways

Airbnb’s API documentation shows 4pm as the latest check-in time, one hour earlier than the 5pm arrival many weekly rental managers use.

Under that limit, a 5pm check-in cannot be sent to Airbnb by connected software, but Lodgix has not found a public announcement of a platform wide mandate.

Moving the latest check-in from 5pm to 4pm cuts a 10am checkout window from 7 hours to 6, a drop of about 14%.

Fitting the same cleaning labor into 6 hours instead of 7 takes about 17% more cleaners working at once.

Confirm the rule on your own Airbnb listings before you change staffing, guest messages or checkout times.

What does Airbnb’s API documentation say about check-in times?

Airbnb’s API documentation caps the check-in time at 4pm, based on the screenshot below. An API (application programming interface) is the connection that lets software exchange calendars, rates and listing details with Airbnb. A channel manager is software that keeps your calendar and rates in sync across booking sites such as Airbnb, Vrbo and Booking.com.

The screenshot shows the allowed check-in values, and 4pm is the latest. [NEEDS FACT: exact field name, whether 4pm is the latest start or the latest end of the check-in window, and the URL of the documentation page.] Until that is confirmed, treat 4pm as the latest check-in time that connected software can send to Airbnb.

Screenshot from Airbnb’s documentation showing the allowed check-in time values.

Did Airbnb mandate that all check-ins happen before 5pm?

Airbnb’s documentation limits check-ins to 4pm or earlier, which is stricter than a 5pm cutoff, but Lodgix has not found a public announcement calling it a mandate for all hosts. The evidence so far is the documentation itself, not a host email or policy page. [NEEDS FACT: effective date, whether the limit applies to existing listings and reservations, and whether Airbnb announced it.]

The wording matters because it changes what you do next. A technical limit in the API governs what connected software can send. A platform policy would also govern hosts who edit listings by hand on Airbnb. The documentation alone does not say which applies, so check both your channel manager and your Airbnb listing settings.

Why should property managers control their own check-in time?

Property managers should control their own check-in time because only the manager knows how long a turnover really takes. A turnover is the work between one guest checking out and the next guest checking in, including cleaning, inspection, restocking and repairs. That is my opinion as the founder of Lodgix, and the reasons are practical.

Finding and keeping cleaning staff is difficult for many managers. Many vacation rentals also follow a strict cleaning checklist that takes significant time to complete. A ceiling on check-in time removes the lever managers use to fit that checklist into the day.

A later check-in also leaves room for the unexpected. Late checkouts and necessary repairs eat into the same window. Every hour removed from the schedule leaves less room to absorb them.

What does the 4pm limit look like for a manager with 50 properties?

A 4pm limit takes one hour from a manager who turns over 50 properties on a Saturday, cutting the cleaning window from 7 hours to 6. The example comes from a property manager with more than 50 properties (anonymized). During the summer this manager requires weekly rentals with a Saturday checkout at 10am and a same day arrival at 5pm.

Turning over 50 properties between 10am and 5pm is challenging for any cleaning staff, and everything has to go right. A 4pm limit makes it harder. The crew needs more staff and has less room for late checkouts or repairs.

Check-in time

Checkout time

Cleaning window

Turnovers finished per hour (50 units)

5pm

10am

7 hours

about 7.1

4pm

10am

6 hours

about 8.3

The figures are arithmetic from the example, not Lodgix data. They assume all 50 units are cleaned inside the same window and ignore staggered shifts.

Fitting the same total cleaning labor into 6 hours instead of 7 takes about 17% more cleaners working in parallel (7 divided by 6). Late checkouts and repairs push the real number higher. This is a simplified model, so use your own turnover times to size your crew.

What can you do if your cleaning crew needs until 5pm?

Managers whose crews need until 5pm can respond by confirming the limit, measuring real turnover times and rebuilding the schedule backward from 4pm. Lodgix cannot change what Airbnb accepts, so these steps work on your side of the schedule.

Confirm the limit. Check the check-in time your channel manager sends to Airbnb and the check-in settings on each Airbnb listing.

Time your turnovers. Record how long each unit type takes from checkout to clean. Lodgix tracks clean, dirty and occupied status per property, and its housekeeping features include a report you can export to Excel and PDF.

Rebuild the schedule from 4pm. Count back from 4pm, add a buffer for late checkouts and repairs, and start the longest cleans first.

Add parallel capacity. Lodgix supports multiple cleaners per job and default housekeepers per property or room, so you can split large units across crews.

Tell guests what to expect. Automated guest messages by email or SMS can send check-in instructions and arrival reminders. Keep the message consistent with the check-in time shown on Airbnb.

Where does Lodgix fit?

Lodgix is vacation rental software that connects to Airbnb through a direct API, so Airbnb’s API rules shape what a Lodgix listing can send. [NEEDS FACT: how Lodgix handles a check-in time later than 4pm on an Airbnb listing.] The Airbnb Integration help documentation explains how the connection works.

Lodgix includes tools that help with a tighter window but do not remove it. A channel manager keeps one calendar across channels, housekeeping creates a cleaning job at each checkout and moves it when bookings change, and smart lock integrations create a unique code per reservation.

Lodgix suits independent managers with roughly 5 to 150 units. It is not built for large enterprise managers with thousands of units, hotel style operators, or owners who want a company to run their rental for them.

Frequently asked questions

Does a 4pm limit mean guests cannot arrive after 4pm?

No. A check-in time marks when access begins, not when it ends. Guests with a keyless lock can usually arrive later. Lodgix issues a unique smart lock code per reservation, with access running from check-in hours to check-out hours. State your late arrival rules in your house rules and arrival messages so guests know what to expect.

Does the Airbnb check-in limit also apply to VRBO and Booking.com?

The documentation described here covers Airbnb only. Vrbo and Booking.com connect through separate direct API connections, and each channel has its own settings. Lodgix lets you set a rate multiplier and cancellation policy per channel. Check the check-in time field on each channel separately, and do not assume one channel’s rule carries over to another.

How do I find out how long my turnovers really take?

Record the time from checkout to clean status for each unit type over several turnovers, then plan around the slowest common case plus a buffer. Lodgix shows clean, dirty and occupied status per property, creates a cleaning job at every checkout, and exports a housekeeping report to Excel and PDF. Use that history to size crews.

Should I add cleaners or move my checkout earlier?

Each option changes your costs or your guests’ experience, so test one on a few units first. Adding cleaners keeps checkout where it is but raises labor cost. An earlier checkout adds cleaning time but is a guest facing change. Lodgix supports multiple cleaners per job and default housekeepers per property, which helps if you add crew.

Can Lodgix make Airbnb accept a check-in time later than 4pm?

No. Lodgix connects to Airbnb through a direct API, but Airbnb decides which values it accepts. If Airbnb’s documentation caps check-in at 4pm, connected software cannot override that. Lodgix can help you manage the schedule around the limit with housekeeping jobs, status tracking and automated guest messages, but it cannot change Airbnb’s rules.

Next step

Check the check-in time on every Airbnb listing this week, then compare it with your real turnover times. If you use Lodgix, the Airbnb Integration help documentation shows how the connection handles your listings. Share what you find with your cleaning team before your next busy weekend.

Sources and last checked

Airbnb API
