How much does vacation rental software cost?

Most vacation rental software is sold as a monthly subscription priced by the number of properties you manage. In 2026, published entry prices for a small portfolio typically sit in the tens of dollars per month, and the bill grows with your property count, smoothly through plan tiers or sharply through per-property pricing and feature-gated upgrades.

The three pricing models you'll meet

ModelHow it worksWhat to watch
Flat plans by property bandA fixed monthly price covers a range of properties, up to unlimited tiers.Predictable; check what the top tier costs and whether features differ by tier.
Per-property, per-plan pricingThe price is calculated from your exact property count and chosen feature tier.Cheap entry plans often cap properties or hold back features you'll want later.
Commission or booking feesA percentage of each booking instead of, or on top of, a subscription.Reads as cheap at low volume; compare it against your projected booking revenue.

Two real published price lists

Lodgix uses flat plans by property band: from $79.99 per month for up to 7 properties, stepping up by portfolio size to an Unlimited Plan at $349.99 per month with no property cap. Our pricing is transparent and fully viewable on the Lodgix pricing page. Lodgix works for hosts and property managers of every size.

Lodgify, a different product often confused with Lodgix, prices per property and plan: on monthly billing for one property, its published prices were $18 to $77 per month depending on the plan (lodgify.com/pricing, checked July 17, 2026), with entry plans limited to one or two properties. See our sourced Lodgix vs Lodgify comparison for the details.

What drives your cost

  • Property count. The dominant factor in almost every vendor's pricing.
  • Feature tier. Channel connections, websites, and automation are often gated to higher plans.
  • Add-ons. Owner accounting, payment processing, or sync add-ons can be priced separately.
  • Fees outside the subscription. Booking fees, setup fees, and payment processing rates; always ask.

A sensible way to compare: price each candidate at your property count today and at double it, then add every fee you'd pay on a typical booking. The cheapest entry price is rarely the cheapest platform two years in.

What's included in the base price, and what costs extra?

Most vendors bundle the essentials into every plan: a reservation calendar, a guest database, and some form of messaging. Past that, the packaging varies a lot, and two platforms with similar sticker prices can cover very different amounts of your workflow. Before comparing prices, confirm which of these are included at the tier you'd buy:

  • Channel connections. Some plans include every channel; others cap the number of connections or reserve certain channels for higher tiers.
  • A direct booking website. Sometimes bundled, sometimes a separate subscription or a one-time build fee.
  • Owner accounting. If you manage for other owners, statements and payouts are sometimes a paid add-on rather than a standard feature.
  • Onboarding and training. Some vendors include them, some charge a setup fee, and some gate faster support behind premium tiers.
  • Payment processing. Card rates are usually set by the processor, but some platforms add their own markup on top. Ask directly, because it rarely appears on the pricing page.

The pattern to watch for is a low base price that assumes you'll add paid extras later. That isn't dishonest, but it means the advertised number and your invoice can drift apart within a few months of going live.

How do you compare total cost across platforms?

Sticker prices aren't comparable on their own because the models differ. The practical method is to build one number per candidate: your estimated all-in monthly cost at your real booking volume.

  1. Price the plan that fits your current property count.
  2. Price it again at double your property count, so growth doesn't force a surprise later.
  3. Multiply any per-booking percentage by your typical monthly booking revenue and add it to the subscription.
  4. Add setup fees, onboarding fees, and any paid add-ons, spread over the first year.
  5. Ask what payment processing costs on a typical reservation, and add the difference between candidates.

Run that once and the field usually narrows itself. A platform that looked expensive can come out cheaper than a low subscription carrying a percentage fee, and the reverse happens too, which is why the arithmetic beats the pricing page. What does Lodgix cost?

Our pricing is transparent and fully viewable on our website: plans start at $79.99 per month and step up by portfolio size to an Unlimited Plan at $349.99 per month with no property cap. Flat monthly pricing with no direct per-booking fees and no contracts. Bookings taken through your own website never carry a fee. Fees apply only when you integrate directly with a channel, and our fee on Airbnb and Vrbo bookings is 1/2%. Onboarding and training are free with every plan. The Lodgix Admin app and Staylio guest app are included with every Lodgix plan at no additional cost.

Every plan includes a free 30-day trial, with no credit card requested. That makes the cost question testable rather than theoretical: set up your own properties, run the numbers above against the pricing page, and see whether the fit is right before paying anything. If you're weighing Lodgix against a specific alternative, the Lodgix vs OwnerRez and Lodgix vs Hostaway pages keep the receipts.

Questions we hear most

Is free vacation rental software worth it?

Sometimes, at very small scale. One property on one channel can run on the channel's own calendar and a spreadsheet. The cost shows up later as hours of manual updates and double-booking risk once a second channel or property appears.

Why is the advertised entry price lower than what most hosts end up paying?

Entry plans are usually priced for one or two properties with core features only. Adding properties, channel connections, a booking website, or automation often moves you to a higher tier, so compare the price of the plan you would end up on.

Does Lodgix charge per booking?

Yes, but only if you integrate directly to the channels. Bookings taken through your own website never carry a fee. Fees apply only when you integrate directly with a channel, and our fee on Airbnb and Vrbo bookings is 1/2%. Your subscription itself does not change: flat monthly pricing with no direct per-booking fees and no contracts. It stays the same however many bookings you take.

What should I ask a vendor before committing?

Ask for the price at your property count today and at double it, whether any percentage is taken per booking, what payment processing costs, whether onboarding and support cost extra, and how the price changes at renewal.
