What is a unified inbox for vacation rentals?
A unified inbox collects every guest conversation, from Airbnb, Vrbo, and Booking.com messaging to email and text messages, into a single list inside your property management software. You read and answer every guest from one screen, and each reply goes back through the channel the guest used.

Why does a unified inbox matter?
Every channel has its own messaging app. Once you list on Airbnb, Vrbo, and Booking.com and take direct bookings by email and text, a busy Saturday means checking five apps to be sure nobody is waiting on you. The more properties you manage, the more threads there are, and the easier it becomes to miss the one guest who can't get the door open.
Response time matters to guests and to the channels. To earn Superhost status, Airbnb asks hosts to respond to 90% of new messages within 24 hours (Airbnb Help Center, checked October 19, 2026). A guest comparing two listings can book whoever answers first, and a slow reply during a stay turns a small problem into a bad review.
How does a unified inbox work?
The software connects to each channel's messaging service and to your email and text messaging accounts. New guest messages arrive in the inbox as they come in, matched to the guest and the reservation, so you see the dates, the property, and the booking status next to the conversation. When you reply, the software sends your answer back through the right channel. An Airbnb guest gets it in their Airbnb thread, and a direct guest gets it by email or text.
That routing matters. Airbnb's Off-Platform and Fee Transparency Policy (checked October 19, 2026) says all guest communication before a booking must stay on Airbnb, and an inbox that answers through the channel keeps you inside those rules.
What should a unified inbox include?
- Every channel you list on, plus email and SMS for direct guests.
- Replies that go back through the guest's own channel.
- The reservation details beside each conversation.
- Assignment, so each conversation has an owner on your team.
- Internal notes your guests never see.
- Scheduled messages for check-in instructions, reminders, and review requests.
- A mobile app with push notifications, so you can answer away from your desk.
How do automated messages fit into a unified inbox?
Many guest questions arrive on a predictable schedule. Guests ask for the door code before arrival, the Wi-Fi password on the first night, and the checkout time on the last. Scheduled messages answer those questions before the guest asks, and they show up in the same conversation as everything else, so you always see the full history. Our Airbnb message templates cover the eight messages most hosts schedule.
Can AI help answer messages in a unified inbox?
Yes. Because the inbox already knows the guest, the property, and the reservation, AI can draft a reply that uses the right dates and details. AI drafts replies to inquiries and reservations in your voice, and writing tools work in every message editor. AI output is screened for privacy risks and prompt injection. Replies remain drafts until you enable sending, and every tool can be turned on or off individually.
What does the Lodgix unified inbox cover?
Guest conversations from Airbnb, Vrbo, and Booking.com messaging, email, SMS, and the Staylio guest app land in one Lodgix inbox, and your reply goes back through the channel the guest wrote from.
Automated messages go out by email or SMS on the timing you choose, such as a set number of hours or days before arrival or after departure, when a reservation is confirmed or paid in full, or when a rental agreement is signed. Messages to Airbnb, Vrbo, and Booking.com guests can be delivered inside that channel's message thread. Direct connections to Airbnb, Vrbo, and Booking.com, plus many additional channels through our channel manager including Expedia, Google Vacation Rentals, and Marriott Homes & Villas.

Questions we hear most
Does a unified inbox reply through Airbnb, or by email?
A good one replies through the channel the guest wrote from, so an Airbnb guest gets your answer in their Airbnb thread. That keeps you inside each channel's messaging rules and keeps the full history where the channel expects it.
Can my team share one inbox?
Yes. Assign conversations to team members, leave internal notes and mentions your guests never see, accept or decline Airbnb requests to book, and export any conversation to PDF.
Can I answer guests from my phone?
Yes. The Lodgix Admin app brings the same inbox to your phone. The Lodgix Admin app and Staylio guest app are included with every Lodgix plan at no additional cost.
