How to list on Airbnb and Vrbo at the same time
You can list the same property on Airbnb and Vrbo at the same time. Create or link both listings, connect their calendars so a booking on one blocks the dates on the other, price each channel to cover its fees, and match your house rules and cancellation terms. A channel manager handles the calendar and rate work for you.

Why list on both Airbnb and Vrbo?
Each channel has its own travelers and search results, so listing on both gives every property two streams of bookings to fill the shoulder season and the gaps between longer stays.
How do you list a property on Airbnb and Vrbo at the same time?
- Choose one calendar as the source of truth for owner stays, maintenance blocks, and phone bookings.
- Create or link both listings with the same photos, description, and house rules.
- Connect the calendars with iCal feeds in both directions or a channel manager.
- Set prices for each channel from one base rate, adjusted for each channel's fees.
- Match house rules and cancellation policies on both channels.
- Test before you go live by blocking a date on one channel and checking the other.
How do you keep Airbnb and Vrbo calendars in sync?
Free iCal feeds work, but each channel reads the other on its own schedule. Airbnb says its calendar "automatically updates every 3 hours" (Airbnb Help Center, checked October 19, 2026), and Vrbo says imported events "may take up to 20 minutes to appear" (Vrbo Help, checked October 19, 2026). Any booking inside that window can be sold twice.
A channel manager connects to both channels directly, so a booking on one blocks the other without waiting for a feed, and it carries rates and minimum stays too. See iCal vs API calendar sync.
Should you charge the same price on Airbnb and Vrbo?
Keep the same base rate, then account for each channel's fee. Airbnb says most hosts on its split fee pay a 3% service fee, while the host-only fee, typically 15.5%, is mandatory for most hosts, including those who use property management software (Airbnb service fees, checked October 19, 2026). Vrbo charges a 12% commission on pay-per-booking listings, including those managed through software, and your software provider charges you for payment processing (Vrbo Help, checked October 19, 2026).
Your own website carries none of those channel fees. See our fee for each channel on our channel list.
How do house rules differ on Airbnb and Vrbo?
Both channels use a set of standard rules plus room for your own. Airbnb's standard rules cover pets, events, smoking and vaping, quiet hours, arrival and departure times, how guests get in, the guest limit, commercial filming, and in-home services (Airbnb Help Center, checked October 19, 2026). Vrbo's predefined options are maximum overnight guests, the minimum age of the primary renter, events, pets, children, and smoking, plus up to 3 custom rules (Vrbo Help, checked October 19, 2026).
Write your rules once, then put anything that doesn't fit a standard option, such as parking limits or trash day, into the custom rules on Vrbo and the additional rules on Airbnb.
How do cancellation policies differ on Airbnb and Vrbo?
The names overlap, but the refund windows don't, so choosing "Moderate" on both channels gives guests two different deals.
| Policy name | Airbnb full refund until | Vrbo full refund until |
|---|---|---|
| Moderate | 5 days before check in | 30 days before check in |
| Firm | 30 days before check in | 60 days before check in |
| Strict | By Airbnb invitation only | 60 days before check in, then no refund |
Airbnb also offers Flexible and Limited (Airbnb Help Center, checked October 19, 2026), and Vrbo also offers Day-before, Lenient, Relaxed, and No refund (Vrbo Help, checked October 19, 2026). Match the refund window you want rather than the name. Airbnb's Firm and Vrbo's Moderate both give a full refund until 30 days out, for example.
How does Lodgix list your property on Airbnb and Vrbo?
Direct connections to Airbnb, Vrbo, and Booking.com, plus many additional channels through our channel manager including Expedia, Google Vacation Rentals, and Marriott Homes & Villas.
When you add a property to Airbnb, you can create a new Airbnb listing or link one you already have, then choose Sync Everything (listing details, booking settings, pricing, and availability) or Limited Sync (pricing and availability only, with the rest of the listing managed on Airbnb). Each direct connection keeps its own settings for every property, including a rate multiplier and the cancellation policy that channel shows guests, while your base rates stay the same in Lodgix.
For smaller sites with no direct connection, use iCal. Every Lodgix property has its own iCal export URL, and you can import calendars from other sites automatically or sync them on demand. Imported dates arrive as blocks, and the iCal sync log lists any dates that conflict with an existing reservation instead of overwriting it.

Questions we hear most
Should my price be the same on Airbnb and Vrbo?
Your base rate can be the same, but each channel takes a different fee, so many hosts add a small markup per channel to keep their payout even. Check each channel's current host fees before you set it.
Do Airbnb and Vrbo use the same cancellation policies?
No. Some policy names match, but the refund windows differ. Moderate on Airbnb gives a full refund until 5 days before check in, while Moderate on Vrbo gives a full refund until 30 days before check in.
Does Lodgix charge a fee on Airbnb and Vrbo bookings?
Yes, on bookings from those channels only. Bookings taken through your own website never carry a fee. Fees apply only when you integrate directly with a channel, and our fee on Airbnb and Vrbo bookings is 1/2%.
